Community Update - December 2023 Court Rulings Re: Flying Horse Metro Districts

As many of you know, on May 2, 2023, after being duly authorized and approved by all of the boards of FHMD 1-3, the El Paso County District Court approved the petition for exclusion of the property to be known as Downtown Flying Horse from the boundaries of FHMD 2 & 3 and included into the boundaries of FHMD 1. On May 26, 2023, the newly elected board of FHMD 3 filed a challenge to the Court’s previous approval of that exclusion. For those of you who attended our open houses, you heard me refer to this proceeding as “baseless”, “without merit or any negative impact to FHMD 2 or 3” and an “utter waste of precious resources”. The action of FHMD 3 led to a three-day hearing in November, which resulted in hundreds of thousands of taxpayer dollars being spent on attorney’s fees. District Court Judge Kane ruled on December 19, 2023 that FHMD 3’s Motion to Revoke the exclusion must be DENIED. A copy of the order is available by following this link. The ruling is clearly a win for the Downtown Flying Horse, FHMD 1, and ultimately, the taxpayers of FHMD 2 & 3. If Downtown Flying Horse were to remain in the boundaries of FHMD 2 & 3, there are doubts if the project could move forward given that the anti-developer and inexperienced Boards of FHMD 2 & 3 would have control over the O&M funds produced and to be used to maintain Downtown Flying Horse. This ruling is a win for the taxpayers of FHMD 2 & 3 because although the Downtown Flying Horse property will now be in the boundaries of FHMD 1, the current and future owners of property in Downtown Flying Horse are not relieved from paying their share of the outstanding bond indebtedness in FHMD 2 & 3. As the estimated $500MM - $1BB mixed use project is eventually built out, the assessed value will increase exponentially and thus the debts of FHMD 2 & 3 may be retired faster. Given the interest rate and cost environment we currently find ourselves in, there is no definitive start date for the Downtown Flying Horse project, but this ruling certainly removes a difficult obstacle to commencement.

Judge Kane’s order confirms the above and his concise findings highlight the fact that this lawsuit was utterly without merit. Additionally, there were some factual findings from Judge Kane’s order which highlight the anti-developer sentiment of the FHMD 2 & 3’s Boards and their management, as well as their collective incompetency. The quotes below are directly from the Judge’s findings:

Anti-Developer Sentiment and Findings:
• “From the time of his election in May 2022, there were significant tensions between [Dan] Mulloy and the other board members of District 2. Mulloy challenged reimbursements to the Developer and despite being provided a significant amount of information by the Districts’ attorney and accounting consultants, was not satisfied with the answers he received. He persisted in objections to the reimbursement of certain items, such as entryway improvements” that the Judge determined were “clearly authorized under the Service Plan.”

• “Mulloy testified at the Hearing. He acknowledged that he has no experience in real estate development. Mulloy rejected the notion that he was anti-developer. The Court finds that Mulloy was not credible. He was evasive on the issues when answering questions. His hostility toward the Developer was clear based on the totality of the evidence and testimony.”

• “Leading up to the May 2023 elections, additional residents began to run for the District 2 and 3 boards. Their animosity toward the Developer was also apparent, with campaign materials making false statements about the Developer, and running on a platform of limiting additional debt.”

• “It was clear to the Developer that the May 2023 election would result in new board majorities for District 2 and 3 that would be hostile to the Developer and resistant to the kind of continued cooperation between the Developer and the Districts that had existed from the start of the Project that allowed it to thrive.”

• “[Wolfersberger] has experience working with metro districts, but he clearly has beliefs about what the law should be that are different from what the law is. He acknowledged that there are a number of significant reforms he believes that the legislature should adopt, and that the legislature has already expressly rejected, in some cases, despite Wolfersberger’s legislative testimony.”

• “[James] Patchen, a retired police officer and resident of District 3 with no affiliation with the Developer was elected to the District 3 board in May 2022. The Court finds that his testimony at the Hearing was credible. He and Dan Reifschneider, who also had no affiliation with the Developer, voted to approve the [Inclusion/Exclusion] Petitions at the April 28 meeting. He confirmed the adversarial direction Mulloy, and others were taking, which was, in his view, not about advancing the community, but rather was about going after the Developer.”

• “The loss of O&M revenues is irrelevant, as the Service Plan and IGA require that District 3 provides no services, and all O&M revenues must be paid to District 1. Thus, exclusion has no adverse impact on services or costs to be levied on the remaining property in District 3.”

Incompetency Findings:
• “The Court finds that the meeting (of FHMD 2 & 3) on May 2nd, 2023, was invalid.” (e.g., the first meeting the newly elected Boards attempted to hold but failed to comply with basic open meeting laws).

• “At the May 5 meeting, the new District 3 board members purported to hire Wolfersberger as manager and accountant, and Rufien as legal counsel. Like the May 4 meeting, this meeting (May 5, 2023) was not validly called, noticed or conducted.”

• “The District 3 board purported to hold another meeting on May 26, 2023, again at the Hampton Inn, and again leaving out board members Patchen and Reifschneider. […] Recognizing that the May 4 and May 5 meetings were not validly held or conducted, the District 3 board voted to ratify the actions taken at those meetings and voted again to engage Wolfersberger and Rufien. Notice of the Agenda was posted on Wolfersberger’s new District 3 website, but he acknowledged that the new website was not the designated location for posting meeting notices until July 2023. The Court finds that the May 26 meeting was also invalid.”

In the other lawsuit which was initiated by FHMD 1 to enforce the provisions of the IGA (due to the fact that FHMD 2 & 3 refuse to provide FHMD 1 the full amount of O&M funds in order for FHMD 1 to properly operate and maintain the community, all of which is in violation of the Service Plan and IGA) Judge Kane issued a very simple order. In short, Judge Kane was unwilling to appoint a Receiver to oversee the management of FHMD 2 & 3 funds. Judge Kane did dismiss FHMD 2 & 3’s partial motion to dismiss and stated that FHMD 1 has a “plausible showing of an entitlement to relief” so that means the lawsuit to enforce the validity of the IGA continues to move forward. Based upon the findings of the Inclusion/Exclusion Order and Judge Kane acknowledging the terms and conditions of the IGA and Service Plan are done in order to avoid duplicative services being incurred, I would hope that FHMD 2 & 3 Board members would work cooperatively with FHMD 1 in order to develop an appropriate budget for 2024. But as we sit here today, they are only willing to remit partial amounts of the required funds, in amounts insufficient to allow FHMD 1 to properly operate our community and instead have proposed something ridiculous like a $500,000 contingency. We can only presume that is to cover additional wasted attorneys fees.

I hope more of you will continue to pressure FHMD 2 & 3 to act responsibly. There is a logical and relatively painless path forward to homeowner transition of control but we need your help to get FHMD 2 & 3 Board members to engage in constructive dialogue.

Flying Horse Parks Notice by Order of the Governor of the State of Colorado

Effective March 27, 2020, the Governor of Colorado issued an amended Public Health Order 20-24 implementing “Stay at Home” requirements requiring all playgrounds, picnic shelters, and other similar areas conducive to public gathering, and other attended areas shall be closed to the public for the duration of the Order.

This is a statewide order and includes parks located within Flying Horse: Barefoot Park, Frog's Leap Park, Angel Mist Park, and Lizard's Leap Park.

Words cannot describe how grateful we are for all of the encouraging comments, emails, texts and phone calls that we have been receiving from you. This is a challenging time for everyone and your words of encouragement mean so much to us.
During these times it feels as though situations are changing by the second, please understand that we will continually adjust our operation as up to date information is processed by our team. I believe that providing current information is important to our membership, so please take a moment to read further communications from the Club.

When the current snow clears, the golf course and outdoor tennis and pickleball courts will be open for play. Please come out and get some fresh air and sunshine! We began offering a curbside pickup menu at the Clubhouse on Tuesday and appreciate the support from everyone who has taken advantage of the service. This is a new and very different way of doing business for us and we have been working on efficiencies with the operations. We appreciate everyone’s patience and understanding as we “fine tune” things in order to provide a great experience for you. NEW! We are now able to offer curbside beer and wine sales. At this time, we are utilizing the current closure to get maintenance projects completed and deep clean both the Athletic Club and Clubhouse areas. A few of the projects would have required future closure of specific areas and we are getting them finished now. In addition, our golf course staff is busy getting the course ready for the season. We have been able to offer additional hours to our displaced staff in some of these areas as well.

Many of you have inquired about our dues structure going forward. Dues will continue to be billed normally but the dues increase scheduled for April 1 will be postponed. This plan is necessary for the Club in order to maintain the facility, pay current financial obligations and most importantly be prepared for our reopening. Our main goal is to provide our membership a great place to relax and recreate as soon as possible.

Garrett Froggatte, the Head Teaching Professional at The Club at Flying Horse in Colorado Springs, Co., has been named a lead coach for Golf Channel Academy.

Froggatte, an accomplished player and coach who played alongside 2016 PGA champion Jimmy Walker at Baylor University, is the most recent addition to Golf Channel Academy (GCA), a dedicated network of teaching facilities operating with the active support of Golf Channel, the game’s leading global multimedia and golf entertainment source.

“I’m very excited to be among this group of highly successful, motivated and influential teachers,” said Froggatte, who has been at Flying Horse since 2008 and has since grown the junior and women’s golf programs many times over. “This is a great opportunity for golf coaches to work together and learn from one another, adopting best coaching practices to better serve their students. My goal is to help clients learn to play better and enjoy playing golf more.”

Golf Channel Academy is the first network of its kind devoted to efficiently growing the business of golf instruction. With 87 locations already committed, GCA will be inviting additional coaches to become part of the network as it continues to grow.

After graduating, Froggatte apprenticed under Mike Bender, coach to two-time major champion Zach Johnson and one of Golf Digest’s “50 Best Teachers in America,” and also served as Director of Instruction at Woodmoor Pines Country Club in Monument, Co.

Garrett continues to compete in local professional events, including multiple Colorado Opens, he and shot a 66 to win a U.S. Open Local Qualifier. He enjoys teaching beginning and intermediate golfers as well as juniors, and has helped grow the club’s PGA Junior League program from zero to four teams and 48 players. Several of Froggatte’s juniors have gone on to play collegiate golf.

John Brazie started his career in food service in high school, and hasn’t ever steered away from the industry.

After working as the executive chef at The Woodlands Resort & Conference Center, a luxury hotel in The Woodlands, Texas, near Houston for almost 20 years, Brazie relocated to Colorado Springs in August for his love of the mountains. His wife plans to move here this month.

On Aug. 17, Brazie started as the new executive chef of The Steakhouse at The Club at Flying Horse , one of Colorado Springs’ luxury resorts. In addition to working at The Woodlands Resort and Robard’s Steakhouse, one of the top-rated steakhouse restaurants in The Woodlands, Brazie also became a certified executive chef through the American Culinary Federation this year.

As the new executive chef at Flying Horse, Brazie said he hopes to create a culture and environment that will allow his employees to succeed in the food business.

Brazie spoke with the Business Journal about enhancing lives in Colorado Springs.

How did you get into the food industry?
The neat thing is, it’s all I’ve ever done. Literally. There’s not much else I know how to do. I started working in kitchens at 15 years old

— I worked my way up from washing dishes. I was a graduate of The Culinary Institute of America a long time ago. My dad [also] liked to cook. … You’re a kid coming out of high school and your parents are going, ‘You want to go to college?’ I said, ‘Well I’d like to go to cooking school.’ My mom was stunned — thought it was the weirdest thing in the world. But they sent me, and it stuck. … I have been so incredibly fortunate, where I’ve worked, who I’ve worked with, to be able to land in lucky spots. I still love coming to work.

Can you describe your role as executive chef?
I see my job as a chef, [but] any chef’s job, anybody’s job, is so much more than the guy who makes the food. I see my job as putting a smile on your face. I see my job as creating a memory. I see my job as having a dish-washer who couldn’t graduate from high school but is making his way. I see my job as helping somebody put shoes on their kid. I see so much more than going, ‘Yeah I can cook, I can run a business, I can make numbers.’ That’s the easy part of my job. When people come into my establishment, it is my responsibility to enhance their life.

What are your plans as the new executive chef?
I fully expect The Steakhouse at Flying Horse to be considered one of the, or the best restaurant in Colorado Springs. I certainly want that for my own gain and my own personal drive, but I think I want it more because I believe that it deserves to be. I believe it’s a beautiful facility and I think we have a fantastic membership. I probably have 20 employees in there in white coats. At this point in my career, I want them to be able to work at the finest restaurant in Colorado Springs.

What have you noticed about the food industry in Colorado Springs?
Being on the north side of Colorado Springs puts you in a new, common environment. On the north side [we’re lacking] individuality. Some of that has to do with proximity and personal space when you start building suburbs or when you expand — things start getting farther apart, things start getting master-planned and designed and we have shopping centers and strip malls and then we lose the [individuality]. … I look forward to learning more about what the [food] culture is [in Colorado Springs]. I haven’t had a chance to meet or go to any of the other chefs’ restaurants in the city.

How is Flying Horse affected by growth in north Colorado Springs?
I think for Flying Horse itself it’s a win-win-win. It’s a master-planned community. One of the neat things I think of Flying Horse — it’s very similar to where I came from — Woodlands. … There are families, there are kids, there are people struggling to get by, there are people living in mansions. With that mix, a thriving culture, a society that works — it’s not relegated to one group. Diversity is a good thing.

Flying Horse North Golf Course Vision

Growing up in the central plains of Kansas can have its advantages

While Hutchinson, Kansas may not be the first place that comes to mind when thinking of the ideal place to learn the trade of golf course architecture, it had a huge influence on my career.

I had the greatest job any youngster could have. Working summers on the maintenance crew at Prairie Dunes Country Club gave this curious kid a great chance to experience what many of us know as one of the truly great golf course designs of modern time. I remember hearing a story of Perry Maxwell’s famous quote after first walking the raw site that consisted of majestic sand dunes making up the hallowed grounds of Prairie Dunes. He said, “Today, I found 118 great golf holes, my job is simply to eliminate 100 of them.”

I’ve kept that famous phrase in the back of my mind over the last 35+ years as I’ve traveled the world looking at nearly 100 sites with my mentors Jack Nicklaus and Tom Weiskopf. Never have I been able to find a site that reflects those words as succinctly as I did in 2012.

In my opinion, Flying Horse North sits squarely on such a site. Rarely, do we as golf course architects find a combination of scenic distant mountain views, majestic trees, open prairies, undulating terrain, natural drainage-ways and rock outcroppings. It became paramount in my mind that above all, the land would need to dictate the flow and strategy of each hole.

In 2012 I began visiting the site dozens of times to be certain each hole at Flying Horse North was placed properly. Jeff Smith, Doug Stimple, Fredo Killing and Dan Hawkins have been by my side every step of the way, ensuring each hole’s proper placement in the overall Master Plan. Above all, the vision of Flying Horse North is that each golf hole will appear as though it always existed… all we did was clear a few trees and grass the fairways. Simply put, the purest form of golf should pit player versus nature. No more … no less.

Today, we see the fruits of our labor. Construction of the golf course is running smoothly. Most of the holes are shaped, and we can now see the flow of the golf course. I couldn’t be more pleased with the progress of the design.

The course will stretch over 7,150 yards from the tips as a traditional par 72. The fairways meander through the natural contours and the greens are merely an extension of each fairway. The bunkers will have an informal naturalistic form that enhances the natural look of the site. Grassing will begin the spring of 2018 with the final completion and grow-in projected for the summer of 2019.

I hope you have the opportunity to come witness the progress and maybe you’ll even be able to find some of the 100 holes that got away!

He graduated from the Culinary Institute of America in Hyde Park, NY and has continued his formal education with the Culinary Institute, being twice invited to attend the World Conference on Flavor at the Greystone campus and most recently was selected as one of only sixteen chefs nationwide to take part in a year-long culinary enrichment and innovation program, (CEIP). A crowning achievement this year was Chef John earning the title of Certified Executive Chef (CEC) from The American Culinary Federation. His tenure was filled with acknowledgments and awards, being named a Hyatt manager of the year, winning The Woodlands grand tasting Chef of Chefs competition and being named as a recognized Texas Chef three times by Saveur magazine.

John’s inspiration for cooking was his father Richard, spending countless hours together in their New England kitchen. His understanding of the nobility and importance of a chef can be attributed to the combination of a life of experience and a French mentor, who had a huge impact on him.
His personal creed is to be relevant, to contribute to the evolution of cuisine and to develop the chefs who are next in line. His philosophy is that "great food is recognizable and appropriate to its environment. A dining experience should be authentic and truthful, while allowing nature and skills to play the starring role".

Calee Johnson works at The Athletic Club front desk and has been with us for 8 months. Calee was born in Colorado and lived here her entire life. She loves the weather, scenery and people. She enjoys watching shows on Netflix, play video games (typical teenager things) and creating art. Calee mostly works in black & white pencil drawings but recently has been attempting to hone her skills in painting. She loves going up to the mountains when she can for hiking, ATV riding and relaxing. She currently is a freshman at UCCS studying Biology hoping to join the medical field someday. Calee has a large family of 7 (plus two cats who are very much family) and is excited to be the Maid of Honor in her sister’s wedding this June. The Club at Flying Horse Recognized for Environmental Excellence
COLORADO SPRINGS, CO – The Club at Flying Horse has retained its designation as a "Certified Audubon Cooperative Sanctuary” through the Audubon Cooperative Sanctuary Program for Golf Courses, an Audubon International program.
Participation is designed to help course personnel plan, organize, implement, and document a comprehensive environmental management program and receive recognition for their efforts. To reach certification, a course must demonstrate that they are maintaining a high degree of environmental quality in a number of areas including: Environmental Planning, Wildlife & Habitat Management, Outreach and Education, Chemical Use Reduction and Safety, Water Conservation, and Water Quality Management.
"The Club at Flying Horse has shown a strong commitment to its environmental program. They are to be commended for their efforts to provide a sanctuary for wildlife on the golf course property," said Tara Donadio, Director of Cooperative Sanctuary Programs at Audubon International.
The Club at Flying Horse is one of 44 courses in Colorado and 892 courses in the world to hold the honor. Golf courses from the United States, Africa, Australia, Central America, Europe, South America, and Southeast Asia have also achieved certification in the program. The golf course was designated as a Certified Audubon Cooperative Sanctuary in 2013. After designation, courses go through a recertification process every three years.
This year the recertification process, coordinated by Devin Mergl, 2nd Assistant Golf Course Superintendent, required a visit by a local community representative. Joe McCleary, President of the Colorado Golf Association, was given a tour of the course and sent his observations to Audubon International. “The Club at Flying Horse’s commitment to the environment enhances the lives of wildlife, golfers and everyone that spends time on the property,” McCleary reported.
“We see the site visit as an important component of a course’s recertification,” stated Donadio. “It provides an objective verification of some of the more visible aspects of the course’s environmental management activities. In addition, it offers an opportunity for golf course representatives to share publicly some of the voluntary actions they have taken to protect and sustain the land, water, wildlife, and natural resources around them.”

She is currently in the National Guard while also attending college for her Bachelors of Science degree in Kinesiology. Ashley is the oldest sibling of 9 children (including herself), 5 brothers and 3 sisters! She loves hanging out with her red nose pitbull puppy “Captain”, working out and reading lots of books. Take a look at how he describes his dedication for photography, "I've always had a passion for photography and I'm lucky enough my career allows me to take some amazing photographs. I got into photography when I started working at my first golf course, Saddle Rock in 2007 and continued with it when I took photography classes while attending Colorado State University. I think the most rewarding part about capturing great photos at the course, is being able to stop and really appreciate all the hard work our maintenance crew does and just being able to appreciate the small details that pull it all together. New Home vs. Resale: Which is Right for You?

Is a newly built home right for you? Do you want a home that you’ve helped design and that offers the latest in energy efficiency and design? Or a previously owned home that may need fix-ups, paint jobs, and walls moved around to create the types of open spaces that make sense today?

These are baseline questions that confront many home shoppers early in the process. Your own answers are likely to depend on your lifestyle preferences, financing needs, and the priorities you put on features like high energy efficiency, functional arrangements of interior living spaces, and your desire, budget and aptitude when it comes to repairs and capital improvements.

There are a number of reasons you might prefer a resale house, even if it needs work. For instance, you may have your heart set on moving to a specific neighborhood in the city or a close-in suburb, where newly-constructed houses are rare or not available unless you buy an existing home, tear it down, and build a new home on the lot. Or you may be a do-it-yourself aficionado and relish the opportunity to take an old house and transform it, even if that takes considerable time and money.

So it’s understandable that some buyers prefer an existing house in an older neighborhood. But have you seriously considered the potential advantages of buying new? Here’s a quick overview of some of the important pluses of new homes to think about:

Energy Consumption/Green Building : If you care about “green” — whether that means the money you spend on energy bills every month or your concern about the environment — a newly constructed home is virtually always the better option . Homes built today must meet far tougher national code standards for energy efficiency than just a few years back. Most newly-built homes, in fact, come with energy certifications covering walls, roofs, windows, doors and even appliance packages. Virtually no resale homes offer certifications because they were built to much lower standards — often decades ago, when energy usage was an afterthought.

You can retrofit many elements of an existing house to improve its energy efficiency, but it’s costly. Even then, because of design shortcomings, you may not be able to achieve the level of efficiency that is now routine with a newly-constructed home. In addition, new homes typically offer better air filtration which increases indoor air quality, reducing symptoms from those who have asthma or allergies.

Flexibility for Space and Wiring Customization : When you buy a resale house, you get what’s already there. That may include room layouts, ceiling heights and lighting that may have made sense in the1950s or earlier — formal dining rooms, small kitchens, fewer bathrooms and windows, and the like. With a new home, by comparison, you can often participate in the design of interior spaces with the builder, in advance of actual construction. Plus many new homes come with the sophisticated wiring that’s needed for high-speed electronics and communication equipment, entertainment centers and security systems. With an older home, you may have to spend substantial sums of money to take down walls where that’s possible — some are so-called load-bearing walls that are not easily moved — to enlarge rooms in order to create the flowing, more open living space that is preferred today.

Replacement Costs : By definition, with a new house everything is new, including costly components — such as the furnace, water heater, air conditioning unit, kitchen appliances and roof, — and doors, windows, and more. In a new home, most of these components come with a warranty, sometimes for up to 10 years. With a resale house, the equipment and structural features you buy have been in use for awhile, and may be close to needing replacement. There may or may not be warranties, but if there are they probably have significant limitations.

Consider some of these typical capital improvements that may be part of the true cost to you over the early years of a purchase of an existing house:

• Heating and Air Conditioning: The typical furnace has a 20 year life expectancy; the typical central air system 15 years. Replacing them could cost you $5,000 (air conditioning unit) and $4,000 and up for the furnace, depending upon the system you choose.

• Flooring/Carpeting/Tile/Hardwood Floor refinish: You’re virtually guaranteed to replace some carpeting in a resale home and you may need to upgrade other flooring or finishes. Costs can run anywhere from a few thousand dollars to well over $15,000, depending on your choices.

• Roof: the average shingled roof lasts about 25 years. Replacement costs can be anywhere from $5,000 up.

• Exterior Painting. With a new house, you get to select the color. With an existing house, there’s a good possibility you’ll want to repaint. Typical cost: $5,000 and up.

• Interior Painting: Again, with a new house, you choose the wall colors of the rooms as part of the package. With an existing house, you’re probably going to want to repaint some of the interior. Even if you do it yourself, it will cost money and time.

• Kitchen Remodel: think anywhere from $20,000 to $40,000.

• Master Bath Remodel: $15,000 and up.

Bottom Line Here : Although you — and your budgetary resources — control what you improve and when, it’s highly likely that you’re going to spend money on at least several of these capital improvements in the early years following purchase of a resale house. They are the unadvertised costs of not buying new.

Safety Features (Especially from Fires) : Newly-built homes come with modern fire retardants in materials such as carpeting and insulation, unlike most existing houses. Builders also hard-wire smoke and carbon monoxide detectors into their homes, making it unnecessary for new owners to install less-dependable battery-powered detectors. Many builders also back up their hard-wired detectors with battery power to handle electrical outages.

Mortgage Financing : Builders often have mortgage subsidiaries or affiliates, and are able to custom-tailor financing — down payments, “points,” other loan fees and even interest rates — to your specific situation. Many are also willing to work with you to help defray closing costs at settlement. Sellers of resale homes may be willing to offer contributions to settlement charges, but you can be certain they don’t own a mortgage company and thus have the leeway to come up with the loan you need. When you finance a resale purchase, you are basically on your own.

Resale Value : You may plan to live in your next home many years, but at some point, most people sell a given home for any of a myriad of reasons — moving to a bigger home to accommodate a growing family, moving down to smaller digs when children are gone, moving across town or across the country for another job, etc. While the home you sell will (by definition) no longer be new, a 5-year old home will often be more desirable — given all the features above — than a 25-year old home at resale.

Keeler has been with Flying Horse for five years and feels privileged to be here. You probably see him all over The Club, he ensures everything is operating smoothly at the Gatehouse, Athletic Club and Clubhouse. In his spare time he enjoys running (a lot), hiking, tennis, and fly fishing. Even though Colorado has been his home for eight years, he is very proud of his east coast heritage and tries to get back that way at least once a year. If you haven’t met Keeler, introduce yourself! He is always there to greet with a smile, warm hello and is an essential asset to our Flying Horse team!

We are celebrating Halloween night at The Club, exclusively for our members only. No need to RSVP just show up! Our Halloween celebration will take place this Monday on October 31st from 4:00pm to 5:30pm in the Athletic Club gymnasium. There will be a Pumpkin Decorating Contest, Costume Contest, a Bounce House, Carnival Style Games & Happy Haunted Maze! This event is free to all members, so we hope to see all our members in their scariest costumes.

Pumpkin Spice Rice Krispie Treats

Check out this mouth-watering Pumpkin Spice Rice Krispie Treat Recipe. Thanks Executive Sous Chef Eric Hill, we cannot wait to make these ourselves!
Pumpkin Spice Rice Krispie Treats serves 12 people
Ingredients:3 tablespoons unsalted butter
1/4 cup canned pumpkin puree
1 (10 ounce) bag mini marshmallows plus one cup
1/4 teaspoon pure vanilla extract
1/4 teaspoon ground cinnamon
Pinch of allspice
Pinch of freshly grated nutmeg
Pinch of kosher salt
6 cups crispy rice cereal
Butter a 9x13-inch baking dish (or a smaller dish — see Note below).
In a heavy saucepan or Dutch oven, melt butter over medium-low heat. Add the pumpkin puree and continue to cook until it is warmed through. Fold in 10 ounces of the marshmallows, stirring frequently until almost completely melted. Stir in vanilla, cinnamon, allspice, nutmeg, and salt, and remove from heat.
Allow the marshmallow mixture to cool 10 minutes; fold in the remaining cup of marshmallows. Continue to cool the mixture for another 20 to 25 minutes until it is room temperature (failure to cool the mixture will result in soggy rice crispy treats.) Add the puffed rice cereal and stir, using a silicone spatula, until combined.
Press the mixture into the greased rectangular baking dish. Let set for 30 minutes before cutting and serving.
• Note : Chef Eric Hill calls for a 9x13-inch dish here, but often uses an 8x11-inch because who doesn't love taller treats. Any size in this range should do.

Jared Kadzikowski is The Club’s new Sommelier. He was born and raised here in Colorado Springs and fell in love with wine as a server at The Melting Pot. During his 4 years at Charles Court and Summit restaurants at The Broadmoor Hotel he acquired his level two certified sommelier certification with The Court of Sommeliers. Jared graduates in May 2017 from UCCS. A fun fact about him is he made it all the way to becoming an Eagle Scout, only four percent of Boy Scouts are granted this rank after a lengthy review process. He is proud to be a part of the wine program here at The Steakhouse at Flying Horse and looks forward to diversifying and improving the wine list and experience at such a lavish and beautiful restaurant. Colton Wernet was born in CA but moved to Colorado Springs 17 years ago. He loves traveling and has lived/been to Hawaii, Lake Tahoe, LA, Breckenridge and Japan. Colton started at Flying Horse in 2011 as a valet, he took time off to travel and luckily came back to us at the beginning of the year! You might have seen him in The Tack Room but now you will see his smiling face driving into The Club. When he is not working in The Gatehouse, Colton loves to snowboard, run, skateboard and surf. State Title for Discovery Canyon Thunder

Discovery Canyon Thunder claims the Class 4A boys state golf championship! This is the first state title in school history for Discovery Canyon Campus (DCC)! The epic win took place in Carbondale at River Valley Ranch Golf Club with a final score of +6 (438). Discovery Canyon's Luke Trujillo won the individual title in a playoff over Jackson Solem of Silver Creek. Trujillo's final score was -4. The DCC team, coached by Club Member, Mark Liggett has had a great season, including wins in the Spartan Invite and the Cheyenne Mountain Invite. Please join us in welcoming Bill Muno to our Tennis Family! Bill is a USPTR Tennis Professional coming to us from River Trails Tennis Center and Centre Court Athletic Clubs in the Chicago area. In 2015, Bill was the USTA #1 ranked 50's doubles player and in 2002 the #1 ranked 40's singles player in the Chicago District. He played college tennis at Drake University. Bill was also a commodity trader at The Chicago Mercantile Exchange for 33 years. He is excited to be back in Colorado, where he met his wife, Nanette working at a Dude Ranch in Granby. They have two wonderful kids Ali & Bo. Bill will be assisting alongside Adam & Mike with all aspects of the program and trying some new programs as well.

I can blame it on my Italian roots where meals were occasions and meant to be treasured. Of course, this led to an early start in restaurants as soon as I could pour a glass of wine and serve it. Since then, I have progressed and been lucky enough to run restaurants and hotel programs in 7 states. Colorado being my favorite, naturally. This year's Parade will feature a total 27 Parade homes with six of those stunning new homes located right here in Flying Horse. Each home in the Parade is professionally judged for a multitude of features including landscaping, floor plan, architectural exterior, interior decorating etc. and every year the HBA includes the People’s Choice Award. The People’s Choice Award is voted on by those who attend the Parade and is the most coveted award by the builders. The Lodge Welcomes Mainz '05

Flying Horse to Host German Division 1 (Bundesliga) Soccer Team as a Part of Colorado Cup 2016 . During the week of July 10 – 16, Division 1 German soccer will come to Colorado Springs. FSV Mainz ’05, a division 1 Bundesliga team who competes in the same league with Bayern Munich (aka World Cup Champions), will be in Colorado Springs for one week of pre-season training and conditioning prior to the opening of their 2016-17 Bundesliga season. The team’s “headquarters” during their stay in Colorado Springs will be our own Lodge at Flying Horse , including all players, coaches, team management and sponsors.
The week-long “Celebration of Soccer” will include a number of events centered around the team’s training sessions, which will be conducted at the U.S. Air Force Academy. These will include youth soccer camps and coaches’ clinics, as well “friendlies” games against the Colorado Springs Switchbacks and a Division 1 Mexican team yet to be announced. Organizer for the event is Funding Ones Freedom, owned by Justin Rose, a Colorado native, former professional soccer player and now an entrepreneur living and working in Frankfurt, Germany.

Funding Ones Freedom is a social enterprise organization which partners with businesses, non-profits and individuals to help youth in need in a variety of ways, using the game of soccer as a vehicle to promote international cooperation and education through the sponsorship of youth soccer camps and international exchange programs. In 2015, Funding Ones Freedom assisted a number of exchange students, youth soccer teams and individual soccer players to help them aspire to achieve their life potential. More information on the organization is available on their website, www.fundingsonesfreedom.com.
Also associated with this event will be a business forum, which will be held at The Club at Flying Horse on July 15, from 6:00 – 8:00 P.M. This by-invitation event will include Mainz ’05 players, team management, accompanying team sponsors, representatives from the German/American Chamber of Commerce of Colorado, local media and government officials. Invitations will also be extended to all local individuals and businesses who choose to become sponsors for the event. The venue will provide a casual, unstructured venue for those wishing to dialog and learn about the business of international soccer, discuss opportunities for doing business in both the U.S. and Germany, and even get some autographs if desired.

The culmination of the week-long event will be a division 1 professional match between Mainz ’05 and the Mexican team. This will be held at the U.S. Air Force Academy’s soccer facility on Saturday, July 16. This inaugural event is anticipated to be the beginning of a long expanded association with the German soccer and the Bundesliga in the coming years. Justin Rose, founder and principle of Funding Ones Freedom commented, “We are very excited about bringing this exciting, world class, sporting event to Colorado. The truly magnificent facilities at The Club at Flying Horse and the cooperation of Flying Horse management were big factors which allowed us to secure the participation of Mainz ’05 in this event in Colorado Springs. We see this as the inaugural event which will only continue to grow in the coming years.”

This is Ozzie, he will be 12 years old in July. He vigilantly keeps the golf course safe by chasing geese, coyotes & squirrels. In his free time he enjoys attempting to catch squirrels (no success so far), hiking at the Monument Work Center and swimming in a spring fed pond halfway through his hike. In his younger days he loved to go mountain biking with his dad, Dan Hawkins, he still loves to do that but just at a bit slower pace! He loves being pet and is super friendly, so feel free to say hello!

Scott Ellison, Flying Horse HOA Community Manager with Hammersmith Management, was named On-Site Manager of the Year by the Council of Community Association Professionals (CCAP). The announcement was made at Community Associations Institute’s Annual Conference & Exposition in Orlando on May 4.
The Manager of the Year Award is the nation’s premier award for Community Association Managers. Among this year’s Top 10 Finalists were four Managers from Hammersmith Management: Scott Ellison, Timothy Bennett and Nickie Greco in the on-site category and Amy Bowman in the portfolio category.

Restaurant Renovation Begins

We are pleased to announce that renovation plans for the La Fortezza dining room are moving forward. This exciting renovation includes expanding the dining room to the edge of the outside patios and adding a large bar area with expansive views of the mountains and surrounding area. When complete, The Steakhouse at Flying Horse will offer a newly designed menu featuring fine steaks and seafood. We will also serve breakfast and lunch in this dining room. The Steakhouse will serve our Lodge and Villa guests and will also be open to the public. The Tack Room and Rotunda will remain available only to our Members.

We anticipate completion of the new restaurant to be in the late summer or early fall and look forward to unveiling it to the community!

Flying Horse Summer Concerts

A few words of winter wisdom from the Golf staff...
The Flying Horse Golf Shop would like to remind everyone who is playing or using the range during the winter months to please check-in with the golf shop before they play or practice in order to receive daily news about the course. (Plus… your golf staff misses seeing you during the off season.)

As always, please contact the Golf staff with any questions you have about the course, golf shop or golf instruction. It's never to early (or too late) to improve your game.

Golf Hours: Tuesday-Sunday from 10:00am – 4:00pm
The golf course is open with the use of temporary greens whenever the snow coverage allows. The golf course is closed on days when snow build-up or new snow accumulation does not allow for play, please contact the golf shop for updated course info.

Outdoor Driving Range Hours: Tuesday-Sunday from 10:00am – 4:00pm
The outdoor driving range is open with the use of mats Tuesday through Sunday. The outdoor range will be available on all days including days in which the range is covered in snow until the point in which only three den caddies of balls remain or the point in which the driving range tee is more than 75% covered in snow; at this point the learning center will be available to hit balls into nets.

Learning Center Hours: Tuesday-Sunday from 10:00am – 4:00pm
The learning center is available to hit balls Tuesday through Sunday. The doors to the learning center may be opened and balls may be hit from indoors to outdoors on all days regardless of snow coverage. Balls may be hit onto the outdoor range until the point in which only three den caddies remain; at this point the learning center will be available to hit balls into nets only. The reason for this is so that we do not run out of balls before the next time we are able to retrieve them.

How to Take the Bite Out of Cold Weather Skin Damage.
What can you do to stave off the damaging effects of harsh weather as we head into spring? A few simple tips and tricks can help . . . .
Here are some sure-fire ways from The Spa at Flying Horse to keep your skin and nails looking fresh, healthy, and youthful—year round!

Get a pedicure
It’ll help your skin and nails bear up winter’s worst weather. Yes, it may sound extravagant—especially when your feet feel less exposed to the elements than they do in summer—but cold temps and low humidity are a recipe for cracking skin and brittle nails. A professional pedicure can keep foot problems from getting a toehold.

Use a pumice stone at home
Or if you don’t have a pumice stone handy, a pedicure file. Pick a day a week to slip into the tub and love-up your feet. They’ll thank you for it! Soak a while first, then gently work any sore, chapped, or flaking areas until they look and feel better. Once a week is all you need—so go ahead and rock it. But be gentle...and don’t overdo.

Try moisturizing cream in your socks
Seriously. Spread a fragrance-free cream (no parabens,* please) over your feet (avoid rubbing it all the way in), then don a pair of socks and enjoy what happens next. This simple treatment works particularly well overnight. But if you can’t bear the thought of sleeping in footwear, here’s an alternative. Cream up, slip on the socks, cover your feet with a heating pad, and settle in with a nice romantic movie. Cream, plus time, heals a multitude of skin-sins.

Add a paraffin treatment to your pedicure
Some people think of a paraffin treatment as a luxury. But while it may feel like one, paraffin is actually an affordable (not to mention potent) way of replacing your skin’s essential oils. The heat from the wax opens your pores, the oils penetrate, and your feet feel like new. So go ahead. Wax to the max.

Use cuticle creams and oils liberally
Changes in the weather wreak havoc on your nails. Moisture makes your nail plates expand. Dryness makes them contract. And the frequent back and forth, brought on by fluctuations in our Colorado temperatures, can have a damaging effect on both your polish and your nails. To avoid cracking, chipping, and other problems, revitalize with creams and oils throughout the day. Creams are preferable because they’re slower to penetrate the skin. But if oil is all you have, use it! If you can’t manage creaming-up or applying oils during the day, save the therapy until evening, and let a good night’s sleep help with the magic. Sweet creams make for sweet dreams.

Re-apply lotion after washing your hands
The more you hydrate, the happier your hands and nails will be. So make an effort to keep your hand lotion within easy reach. At night, try using a thick cream and wearing cotton gloves. Or, if you can’t get embrace the idea of wearing gloves to bed, refer back to the section about using moisturizer and socks and follow the ritual suggested there. Either way, you’ll be applauded for the effort.

Get regular manicures
It’s difficult keeping your cuticles cute all by yourself. So make an appointment to see your nail specialist. Getting rid of the dead skin and other debris will do wonders for the look and feel of your hands!

Use vitamin E to repair damaged skin
Cracked skin? Cuts? Scratches? Minor burns? Nothing heals damaged dermis faster (or better) than vitamin E. Keep a bottle around the house, and when problems occur, open a capsule and apply a few drops. Vitamin E also reduces the occurrence of scars, so it’s always a win-win therapy.

Add a paraffin treatment to your manicure
Paraffin treatments are great for the hands as well as the feet. The warm wax opens your pores, the oils penetrate, and the cracks and dryness in your skin disappear. There’s nothing like a paraffin treatment to relieve pain and bring your skin back to life. Try it! You’ll love the results!

We can’t make winter any shorter, or less disagreeable. But we can make it more bearable. So remember, don’t give up on your skin and nails when Old Man Winter comes knocking. Learn to weather the cold and dry with simple therapeutic treatments both at home and the salon). It’s simple, it’s easy, and the results will absolutely amaze you.

The Lodge Takes Shape

Construction Update: The Lodge and Villas at Flying Horse.
Anyone who has built a home knows that a lot of work has to be done before you get to move in and get settled. Planning, execution, patience, changes, and the continuous anticipation go hand-in-hand. The same can be said about building the new Lodge and Villas at Flying Horse. And like most Flying Horse Club Members, residents of the community and business leaders in our area are all very eager to see these doors open to welcome the first guests.

The Flying Horse team has been working diligently on creating and executing the action plans set in motion to ensure the success of our new addition. “By successfully building upon the decade-long Flying Horse brand and reputation, our intentions are to be a destination property that will host a variety of corporate meetings and events requiring overnight accommodations. Given the onsite amenities, here at Flying Horse, The Lodge is an ideal property to host out of town families on vacation as well as friends and families of our residents and members during the holidays.” said Fredo Killing, Managing Director. With only 48 guest rooms available, the overall impact of guest traffic at The Club will be fairly minimal, as there is plenty of availability in the restaurant, by the pool, and in the fitness areas.

To date, the framing of the Lodge is nearly complete, and all four frames of the Villas are up and the roofing is nearly complete on each. The Flying Horse HOA Board of Directors approved the addition of two new seats for homeowner representation on the Board. The Board unanimously approved the appointment of Gary Manning and Karen Sawyer to the Flying Horse Board of Directors, effective November 11, 2014. In addition, Dr. Michael Anthony was recently elected to the HOA board at the Annual Membership Meeting.

Dr. Michael Anthony joins the Board of Directors as Secretary. He holds a Ph.D. in Non-profit Management, and as a University Professor he has taught non-profit courses for the past 28 years. His extensive experience includes serving as President of the Board of Directors for his previous HOA in California, as well as serving as a Board Member for 13 different non-profit organizations. Dr. Anthony enjoys building a sense of Community with the other homeowners and is ready to serve and contribute to his Community.

Karen Sawyer joins the Board of Directors as Director, with over 35 years of experience in healthcare. She holds a Master’s Degree in Nursing, and continues to participate in a variety of volunteer opportunities. She is currently a Neonatal Nurse Practitioner, as well as a Flight Nurse. In addition to managing a large nursing unit, she has volunteered and held several offices within many non-profit organizations. Mrs. Sawyer strives to be an active member and leader in the Community. With her varied experience and skills she will bring a unique perspective and approach to the Board of Directors. Mrs. Sawyer resides in the Village of Calistoga
with her husband of 35 years, and their two children.
